Does solar actually raise your home's value?

The short answer

It's a fair question to ask before spending money on your roof: does solar pay you back if you sell? The honest answer is that it often helps, but "often" is doing real work in that sentence -- the size of the bump depends on your system, your market, and who's buying.

What the research actually shows

Several studies on solar and home value (Zillow and Lawrence Berkeley National Lab both have research here) have found premiums in the range of a few percent for homes with owned solar systems, more in markets where buyers are already energy-cost-conscious. San Diego, where summer bills get real attention, tends to be one of those markets.

What actually moves the number

A few things matter more than people expect. Owned systems (loan or cash purchase) tend to show up better in an appraisal than leased ones, since a lease is a transferable obligation, not necessarily an asset the new owner is excited to inherit sight unseen. Buyers also respond to documentation -- production history, warranty paperwork, a clean install -- more than to the panels themselves.

The case that has nothing to do with resale

There's also the day-to-day case that has nothing to do with resale: a home that isn't hostage to summer rate hikes is just an easier sell to someone comparing it against a similar house with a $400 August electric bill.

None of this is a guarantee -- market conditions, buyer preferences, and your specific system all move the number. But between the resale case and the bill you're not paying every month you still live there, solar tends to pencil out as one of the few home improvements that pays you back twice.
